Adam what is going on everybody Welcome to the bisad podcast today I am stoked to have a conversation with Casey Gregerson looking forward to just getting to know you a little bit more Casey introducing you to my audience and having a good conversation about being a dad especially for you a boy dad by far got your yourself a little army of men getting ready to run around so looking forward to chatting about that but if you can go ahead and introduce yourself tell us about your family and tell us about your business you bet yeah so I got like you said lucky I was blessed with four boys I have yeah four of them now so my oldest is is 11 is Colt and I have Finn is eight then we have Rett the jet he is five going to be six and then and then the baby Lane just turned two last last Sunday so anyway got the four but luckily I and my wife is Annie she’s the saint and all this right she didn’t get the girl yet she’s and she’s a about as girly girl she was a pageant Queen like was Miss Montana Texans cheerleader and just love see she’s actually teaching she’s actually coaching our cuz I coach my kids in football she’s coaching the cheerleading team for my son’s team which is she doesn’t even have a girl but at least she’s getting to have a little bit of girl time right but she’s she’s the real hero in all in all of it that’s awesome yeah the I did not know that about your wife so I’m my my wife and I my wife’s not a girly girl at all she rides motorcycles juice guns so we told ourselves if our daughter turns into a girly girl neither one of us are going to know what to do like we’re just going to be a little lost you know so but but Casey tell us a little bit about your business as well you bet so I my it’s kind of my background is I grew up in Wyoming and my my undergrad was in math and chemistry and I always tell the story is this at that point when and I played football actually at Rocky Mountain College in Billings Montana and went there for five years and and unlike maybe some football players I’m like if I’m going to register and be here for five years I’m going to get as me much out of this many degrees and as much as I could right so I double majored math and chemistry had a minor minor in physics and Spanish but at the end of the day about all I could do with all that is maybe be a math teacher or a chemistry teacher so fortunately I got accepted into grad school at Wyoming which I grew up there I always dreamed of always wanted to go down to larmy rso I went to school there got my masters in petrole and that was for sure the first kind of game Cher and I was able to get a job right out of school at at Shell in oil and gas so I was a drilling engineer and completions I worked out on like West Texas drill like rigs down to even down to the Gulf of Mexico on like floating drill ships so did a lot of cool fun stuff but but all the while while I was doing that I was building up my real estate Port portfolio which we could talk a lot more about why and kind of like why I hustled so much because in oil and gas it’s such a volatile industry right like we went through like we literally went through like six straight years of layoffs like and it was at least 10% a year one year it was 40% got laid off so I took action like long before that started happening and started investing in real estate and that’s where I’m at today I actually grew it big enough to where I was able to leave my W2 which we should get into that story that was all family related what finally made me leave the W2 cuz I had a sweet gig but but ultimately I was I was having to make compromises with my kids and their sports but anyway I went full-time real estate just over two years ago and yeah it’s been great since we run just really quickly we have a direct to seller company to find our own deals and mostly in Wyoming and Montana but now we’re actually doing across the country and then we have our own construction company that does the repairs we do property manag management in-house and then we started our fund about a year ago to raise Capital so we wanted to be fully vertically integrated and in a market like Wyoming Montana where there’s limited resources it’s to me it’s a necessity and it just this just makes our business that much more predictable yeah I think the vertical integration is by far like that’s always been something I’ve wanted to do I’d always been so busy in other things that I didn’t you know prioritize that but I’ve had some refocusing as of late and I think that that’s that’s a route that I would really prefer to stay under and I I’ll I’ll definitely into that a little bit before I do that though kind of I want to rewind a little bit to kind of know where you started from we have an idea what you’re doing now tell me what it was like for you growing up tell us about about your dad and like just so we can learn a little bit about what it was like for Casey growing up yeah it’s funny I’m the only one only non attorney right and like my dad was an attorney and I know some people picture I I didn’t picture the typical attorney upbringing like oh and now like today I see the serotype of people who are attorneys right but that wasn’t really my dad he worked for the city he was a cowboy he wore his cowboy hat to work every day still does to this day but again he wasn’t like some kind of Big Shot lawyer and we definitely didn’t have that much money growing up we were we ra and that was probably one of the best things he did for me is like I don’t know I just see it with my wife and we we just had a conversation like an hour ago about it and it’s like she was brought up very differently where she basically got everything she wanted right versus we had we had an allowance we earned our money and and I learned at an early age to like save my money like I’ll never forget this like we like we didn’t travel much for vacations right we get to go to Iowa we literally would drive all the way to Iowa and we’re lucky if we went to the lake and saw grandparents and then we went to New Mexico which going back there are great memories right but now I see our kids get to do it’s like like nothing like that right but one year we got to go to California and we drove all the way out there and that my parents told us like if you save your allowance we’re going to match whatever you save like whatever you can save in the next two months before a trip we’re going to match that and that’s going to be your spending money and really that was to encourage us to where like when we went on vacations it wasn’t all expenses paid it was like you I mean they bought our meals right but if we wanted to do something special like that year we wanted to go watch the 49ers we went to San Francisco we’re like me and we me and my brother love football we’re like we want to go to a preseason in Candlestick Park and we like spent our 50 bucks of savings to go to that game you know anyway we always talked about money and I guess the other kind of big thing my dad did is is when I got to grad school I mean he was always good very supportive he was always there for all my games he definitely the interesting thing he was not an entrepreneur I’ll never forget this is I remember when he first like they had a new mayor come in so he ultimately kind of got pushed out as a City attorney and had to go into his own private practice and I remember he was just scared to death and I I’ll never forget it him in the living room and he and I was just we’re asking him I how’s things going dad and he’s like it’s going but it’s just I’m nervous right like it just he was now not getting a check every two weeks and it was dependent upon getting work and he goes I could I mean today I did a case and I made x amount of money but I don’t know if that’ll keep coming in and he guess kind of had that worry and it’s it’s really ironic because I’m the complete opposite like I’ve been a risk taker and bet on myself and and now I would I hope I never have to go back to my W2 I love being able to control my own destiny but so anyway he was very much a W2 mentality and then the other thing I was going to get to is he one big thing he did though for me is in college and what really started my path was when I got down to larmy grad school my and this a cool story right so my my roommate his dad owned the house and and lar me a lot of people do this they’ll go buy a house for their kids and they’ll stay in there for four years especially if they have multiple kids and then one kid they’ll just pass it down and then when they all graduate they sell the house right so Tony my roommate he was the last one and his dad was going to sell the house and I was just starting at udub for two years and he’s like why don’t you buy the house what do you like why doesn’t you why why don’t you buy it or your dad buy it so I actually he said why does it your dad buy it so I went and asked my dad my dad’s like well like why don’t we buy it together why don’t you get a loan on it why don’t why and I’ll co-sign with you and what I did is he actually used some of my college savings that I haven’t spent yet because I had I had had some football scholarships so I had some money saved so basically took $10,000 co-signed on me on this $150,000 house that we bought back in 2010 and that was my first property right and my mortgage I’ll never forget was like 600 bucks a month on that and my but my roommates instantly paid like 300 a bedroom so I was making I was covering my rent making a little bit of cash flow and that’s really how it all started and I’m really thankful that my dad thought to like go s because I don’t think a lot of parents do that right and I’ve done it with my kids but it’s such a easy way to get your kids into the game right and that man that house like 5 years later I refinanced that house pulled out 50k went and bought my second one and then it just keep it just started snowballing you know yeah that’s awesome that when was your when did your dad transition from the city to Private Practice yeah good question that was I mean he was there all the time growing up I think I was in high school yes that’s probably around 2000 okay so high school that’s the so you got to really witness what it was like for him to kind of go through that transition you were actively aware of what was happening yeah but he instantly got out of it though like he did it for a while and he immediately was trying to jp into something more he actually ended up going and working for an oil and gas company and but yeah he didn’t want to do it very long and he was and then I I remember once he had it he he was so happy again to be kind of in the W2 and have that stability yeah it’s crazy to kind of think of the the mindset when we you know when I look at my dad he was the same way like he was in the military for a long time and then he broke his back and ended up having to get out of the military and then it was like okay well he did like odd jobs until he could find something else and then it was like okay I need to find this job that’s going to get me pay that’s going to give me a pension that’s going to be like the secure thing and then you look at folks like you and I we’re like we’ll figure it out you know like we have these these dads who are very you know focused on that stuff to to get the the product of what what you know you and I are chasing real estate and trying to figure it out on our own it’s it’s always interesting to kind of figure out how we how we got to that point all right so now you know just understanding a little bit of your your background let’s kind of move back forward now so you go to college what made you with a dad as a lawyer doing the stuff he did kind of what what made you decide that like math and chemistry was what you were going to chase down yeah I’ve always been a math guy right and even it’s kind of funny too to this day what I enjoy in real estate it kind of goes back to it right but fundamentally like I love math growing up was always my best subject I got to college and literally in college like you’re like this I love sports so much and I just love growing up like listening to wyan Cowboys on the radio and I my my goal I literally went to school as a communication major cuz I wanted to be a play-by-play announcer I still would love to do it at some point right but that was what I went to school for but in my first year fortunately was that my first year yeah I think my first year or maybe it’s my second year they’re like why don’t you you’re so good at math why don’t you at least take calculus because you got to do you got to knock out some math credits anyway so I took calculus and and did fine in that and then I that at that point at least I kept it going right and that’s what I decided to major in math and then that’s what led me to engineering right so coming in engineering and this is where again just trying to identify yourself I still remember too being like before I went to grad school I’m like watching a movie one night I think with my wife at the time she was my girlfriend and I’m like watching some movie about guy in his job I’m like I don’t even I can’t even picture what I want to do like I still didn’t really see it right so I’m like but I like math and people say I should be an engineer so so went to udub and then I started to but again I wasn’t like excited about modeling and and being like a true engineer but I went and did it and I just knew I just got good at like I mean I always say I I got good at understanding what I had to do in college to pass classes right I was not like this studious person but like I knew what I had to do to pass and I did that right and that’s probably led me into like just being a task oriented like what does it take to pass and what do I need to do and I’m going to do that yeah so I got in engineering and like even as I started working at Shell and I was being a drilling engineer and they’re training us and we’re doing all these modeling and I’m having and they had like shell has a very rigorous training program one of the best in the industry and we’re going through all these engineering stuff and I’m like but when it came down to like equations and calculating math like that’s the stuff that in working in Excel like I love that stuff like I could get into that I understood it it was second nature but just being like modeling and Engineering I never really loved that I really never loved it at all right but I love but what I also loved was getting into operations right so as an engineer I didn’t share this yet but as an engineer we you go to the office to start off for like six months for Shell then they go put you in the field for a year and what you do is you work for two weeks on a drilling rig or on a Frack package or wherever you’re on maybe you’re on a workover rig but you go out there for two weeks and you’re just learning initially you’re just learning it and then your second part of your assignment you’re actually the guy in charge at night so they have the night the night company man is in charge from whatever 600 P p.m. to 6:00 a.m. so I was in charge and you learn it all right but what I did is I really liked the the I really lik the operations and I liked probably like the most is just getting to lead people and I got a chance to kind of be a leader and playing like in college and being a quarterback I always love I mean I love being a leader right and just I think that’s been ingrained in me so so I really lashed on to that and then that’s kind of another story of how I built the real estate right as I was working for two weeks in the field and then I have two weeks off so literally as I was having my like evaluations and with shell of like hey what are you going to do next I’m like well one thing for sure is I’m not going back to the office and being on call all the time and not having half the year off and make pretty much the same amount of money I’m like I’m going to stay out here like where how do I stay in the field so I literally stayed in the field and operations for literally for like almost like eight years bouncing around and then I just kept learning more and more becoming a better leader and the biggest thing is I kept building out real estate but kind of it’s to fully answer your question now that I’m doing real estate and doing deals a I love being a closer and I love talking and communicating with people and I’ve kind of learned sales over the years and realized that’s probably one of my superpowers is being a closer and being able to negotiate and build rapport with people but I still at the core like if I just got to wake up early and go underride a mult mul family deal or build out whatever I’m doing in Excel like that stuff still gets me going so I just at heart I’m a nbers guy and I always have been right I never I definitely never was attorney though I never loved I’m I’ve never loved reading and I’ve never loved like all right let’s go like I still pity my brother who had to go through law school and read all that and memorize all that like forget that like let’s do nbers and let’s talk to people yeah no thanks I I had a I have a criminal justice degree as as useful as that has been for me and I I remember still taking some some like pre-law classes where you had to do like all these legal briefs and everything and I was like cuz there was something about being a lawyer that intrigued me but then I just start reading some of that stuff and I’m like no I’ve got no desire to sit here and read a case brief and you know like do this analysis of this case brief and all this stuff and then also when I was doing the case briefs like you read the smary of the case and then you read the whole case and then it wants you to give your own version of the smary in this specific method I’m like there’s already a smary written of this case what am I doing I like just never made sense in my brain on all the excess work that was being done but yeah nbers for me has always been something that I I I enjoyed and I I didn’t like literally driving back from just like an hour ago I was driving back to the house and I was thinking about the election and all the stuff cuz we’re recording this what two days after the election and and it I for some reason remember and I didn’t remember until now like fifth or sixth grade I ran for class Treasurer and I never like I was always really good at math the same thing like like you were saying and I was like holy crap I forgot that I did that cuz I never really like I always knew I was good at nbers but it never really clicked cuz I joined the military right out of high school and I went and worked on aircraft like it wasn’t you know it was I didn’t use my math skills until I started doing real estate stuff that’s when I realized wholly gracious not everybody thinks about nbers like I do like that’s that’s crazy so as you were as you were kind of realizing I mean you obiously already knew but as you were jping into the real estate stuff and doing that full time like did you do like this major analysis of how you stepped away from your W2 cuz I was always an analytical guy my brain is always analyzing how do I do this what places do I need to go like what nbers do I need to hit and that’s how I figured out what I needed to do in real estate is that something similar to what you did like as you were looking at your W2 like what what metrics do I need to hit did you like analyze the whole thing and then have the conversation with your wife how did that kind of whole switch from W2 to full-time go man it’s a good story and it’s a long one if you’re ready for it but let’s do it and I’ll start with here like like I was asking mentors right cuz I I actually tried to do it in 20 like 2017 2018 I actually moved to Dallas Fort Worth and started a partnership and we were like doing the birth strategy buying properties fixing them up rehab them rent re renting them and refinancing and doing the repeat right so I was doing that we’re going to the plan was to do that over and over and I’d been investing in real estate for a while and I my W2 was going good but I I had already had that like I mean the genie was already out of the bottle I had already seen what it was like to be an entrepreneur and I was ruined as a W2 employee right and anybody who’s done it and been through that they know what I’m talking about right so I was no longer going to going to be a great W2 employee like I was going to back to college I could knew what I had to do to get my job done but I was not I was no longer going to go above and beyond for my W2 I was going to go above and beyond a hustle for my for my own entrepreneurial Endeavors right so anyway so I thought I was ready then I wasn’t we me thank goodness cuz man I went through a bunch of hard hard learning lessons that I still know to this day and and still sting deep but man it’s made me such a better investor and especially when I’m like raising a fund and going through like when I’m talking to other investors which I’m going on another side tangent but like when I’m working with potential private money lenders or partners and I I I share these stories right where like we were using hard money and private money and then we ran into a batch of rough contractors and we thought we had it figured out and we definitely did not and even seasonality in the market we essentially had a fire sale a bunch of properties I luckily fortunately I was able to sell part of one of my actually was a Fitness franchise I bought into that was really successful luckily I was able to sell that and I was able to recover from this and pay back our private money lenders and just get back on my feet right and so that’s when I realized I wasn’t quite ready to leave so I came back to Houston actually so I was in Dallas Fort Worth came back to Houston at the time and got back into my W2 job and then I started rebuilding the real estate and and I what to kind of answer your question I remember thinking this Mentor was like I was like how do I know his name was Allen he’s actually out of Midland Texas I’ll never forget Allen he’s telling me on Voxer we’re listen he’s giving me some feedback and Allan’s like man there’s two things you’re either it’s either something just going to happen one day and you’re going to know it or I forget what the second one was was or or he’s like or it’s just be it’s either going to like gradually happen to where you’re just going to all of a sudden not make sense or some something Big’s going to happen so what it was for me is like there were a couple things like find back to nbers the answer was I started tracking my cash flow a couple years ago because when you fix and flip your cash flow is all over the place and it’s like it’s so stressful and if something doesn’t close like that’s like 150 to 200 ,000 you were expecting to come into your bank account that doesn’t and yearly so it’s just it becomes very stressful right so what I was taught was to just plan it’s a cash forecaster right it’s what a CFO or CM or like a a controller or somebody would do for you so what I did is I would project my cash flow and I would project it out throughout the entire year and I would put when things would close and how I could make moves to keep my cash flow going and what I realized was that 5,000 bucks that was coming in every two weeks for my W2 was not doing anything when it terms to moving the needle on that cash flow sheet what was moving the needle was closing deals doing more deals and then I at that point I realized wow I mean yeah that’s nice to come in every month and I love all the financing perks I get with the banks and everybody wants to lend me money because I got this good W2 but I’m like that cash is not really moving the needle so that was the first one and then and then I can go into kind of the personal side and the family but but any questions on the financial no the so I I did something similar only I was was kind of mapping out what what I would need like how many doors do I need if I get this amount of cash flow on each door and then calculating obviously what cash flow I already had on the doors and like the analysis already went through my wife like I brought all the nbers and was like hey what do you think I can leave the military and she was kind of like yeah but like the nbers did not make like she didn’t care about the nbers at all it was all like the emotion side of it not to not to try to separate the two that awfully much but it was like her her thoughts were very different than my thoughts and and even now with her getting ready to retire from the military the way she thinks about it is so much different like I could sell the house that we’re in right now and be like hey I think we can make x amount of money on it sell it like move our stuff into this do that and and her brain goes yeah but what about like like the the stress of this or the feelings of that and the thing of this and I’m like I oh man all I think about is the analytical side of it so what what was that conversation kind of like with your wife as you were going through all of that and saying hey this like here’s where our cash flow is here’s what it at like was that just enough that SP to her or was there like a whole different avenue that you had to take with her yeah man one of my favorite ones and it wasn’t so much my wife but it was like parents and in-laws was like the health care Casey you’ve got such good health care now you got toay I’m like people don’t realize that like well a you can still go get your own Healthcare and I’m actually paying less than I was paying at my W2 employer because I’ve got a better more it’s actually through gobundance was recommended by those guys so it’s a cheaper policy but guys here’s the thing I told them like my w 2 income I’m being taxed whatever say 20 to 25% right on that W2 income if we just purely look at me as a real estate investor in my tax savings because I’m fixing and flipping and I have buy and holds like every year and again this is all within the means of the tax code like I’ve never had any taxable income over the last like five years because every year I’m depreciating properties so like I literally I’m like if you just took like say I was making 200,000 at the time and if I was giv 50,000 of that back to the the government just because of the the way the tax goes written versus if I go make 200k in real estate like that’s a $50,000 savings and that way outweighs like healthcare or anything small like that right so talking nbers that was one thing but for sure but I’ll answer your question yeah so like talking to my wife this was the kicker right so I was I had this cool gig right so I I I worked in the office so I worked forever in the field where I have to drive out to West Texas and I’ve got some stories there that I I share on my podcast and content about kind of the the tough times of being away from my family where like I would have to go for two or three weeks out on a rig and I didn’t get to see my kids and it was so hard and I missed their games and and and it was so special though when I got to see them I’m sure you were used to in the military right you you were away from him right but but anyway so I would miss him and not see him and that was hard right but eventually I got this gig in the office so I’m literally like five on point right over here it’s like 5 minutes from my house here in Houston is the shell office and I got this hitch schedule where I’d work for 12 hours a day in this realtime Operating Center just watching rigs in the Gulf of Mexico and then I’d have 12 so I’d go work for 12 hours and I have 12 hours off I would do that for 21 straight days and then I’d have 21 days off but literally I was coming home every night and I was getting working half the year was The Best of Both Worlds right but here was the kicker so I kept getting scheduled the 2 a.m. sorry it was I would go in at 2: p.m. I would get off at 2 a.m. so I would completely on those 21 days Miss every with my kids right cuz they don’t get out of school till 3: I’m already at school at 2 and then at 2:00 a.m. I get home and I’m sleeping in when they go to school so like I’m missing everything and the biggest thing is what’s become really important to me having kids is and just being a sports guy I love it’s so much fun coaching them right and being with them on the field I’ve had so many incredible memories and one of the biggest ones was I kept getting scheduled like that and I was missing all their games and I couldn’t coach him and it was just devastating and and I finally that’s when I talked to my wife I’m like okay look we talked about nbers we talked about all the other parts but I’m like Annie at the end of the day I I’ve just heard lots of books tell you this and just lots of mentors like I try to think about what’s important when I’m on my deathbed at whatever hopefully I’m 100 years old right and what what when I look back what am I going to remember and I knew darn sure I wasn’t going to remember oh I wish I’m so glad I stayed at that W2 job that extra time and missed all those games right and I just knew I just had that Clarity of like I’m this my job is is not more important these games and these kids are only young once and I can only coach them and be this involved once and then and I guess the other piece was too like I want to be able to tell the kids they know this but I want them to when they get older to be like my dad literally walked away from his job was really literally fired from his job because he wanted to be there for my games and that was the Catalyst and that was probably the just the emotional and like biggest driver for me it’s like so we just made the decision I’m like I’m going to go to these games and I basically told my people that like hey I’m going to these games whether you like it or not if you want to fire me you can and ultimately they fired me so that was my exit out but I’m like if you I can I can satisfy what I’m doing it’s a longer story than that but like I can do what I’m supposed to do schedule me accordingly or don’t and then yeah so that was it yeah it’s it’s one of those that the priorities have to be what the priorities have to be and too many people you know and that’s one of the things that I talk about on this podcast all the time is like too many people have have got their priorities all screwed up as they in the when I was in the military we saw it all the time people volunteering for deployments and like oh I’m on my you know third fourth deployment and like okay when was the last time your kids actually sat down with you right cuz like you go on a deployment and you’re gone for 6 months to a year pre-training you were gone for you know 3 months doing all your training and spin up so like how often do you actually get to see your kids and then I I left the military because of the I was like I just want to be a I want to be able to focus on being a dad and be involved and you know take them to their golf matches and be like be at home and like they get to see me and like I’m not on the other side of the world trying to do some sort of whatever because some somebody said I have to go and it’s like man oh man like I’ve got zero control over anything but I’ve been wanting to be a dad for so long and now this and then I joined in the OR jped into the business world and I see the same thing with business operators right like I mean they’re they’re doing the same thing just on a different level they’re saying hey I’m going to grow this billion dollar portfolio for my family and then they never see their family so like now that you are doing real estate and you’re focusing on building business and growing all of that how have you kind of figured out the the coordination between staying focused on being a good dad while also growing a solid business man that’s such a good question and the hardest thing I think I still struggle with because yeah I’m still in growth mode I I think about this daily right I’m trying to still grow and and I wish it wasn’t like this right I wish it could be the opposite where we were in growth mode when the kids were up and gone right but of course it’s got to be in these formative years so yeah I mean I guess the way I the best do it it’s a day-to-day challenge right but and I have to remind myself that like I wish I could be there for even more like okay I’ll give the example right now I’m coaching my son’s team they’ve got an incredible team like we’re undefeated and having so much fun and I’m and I’m coaching football right my Sport and I get to like call plays and like do and being so involved and it’s like I want to be like I want to spend like 40 hours a week on this thing cuz like you get to watch film and like and like and this is like my like I’m better than anyone around here this because I I spent five years playing college quarterback and all I did like we watch film on every single practice we watch film all week long on the opponents like for two days we would literally watch we’d have two practices we’d watch film before the practice or sorry we would watch as soon as morning practice we would have it then we would go back and eat then we’d have to watch the film on that practice then we go to afternoon practice then we come back after dinner and watch that practice so we were always like being critiqued and and now I found that like I can kind of give that say coaching and help to our kids and I love and it’s so much fun right but I’m also at the same time it’s like we’re we just launched our fun and we’re getting more and more traction and doing more deals and growing our team so it’s always this tug and pull and I’m like oh what’s got to give so long story short as or as far as answering that I have to just remember that at least I’m there for the important things right and I have flexibility I still have to travel like last week I was in Boston and I had to miss Halloween but I guess that’s a good example of how exactly I do it last week they had this big event with this it’s called owner Club it’s a kind of a step up from Pace Mor’s program it run by pace and it’s the higher level investors in it so they meet for four days and this is some of the most impactful Mastermind like stuff I do like it’s been incredibly valuable and the connections I make but it was like over Halloween and on a Halloween was Thursday and Saturday was all my kids games I was coaching so I’m like literally I’m going to miss both so I’m like what am I going to do what’s more important I got to figure it out so what I did is I went to the first two days I missed Halloween but I’m like I’m going to be there Saturday to help coach my kids and be there for part of it right so you make a little bit of a sacrifice right like I would love to be there for Halloween that was really hard because I love that’s one of my favorite holidays and just the kids are only young once but I’m like you know what I got to split it up and I think it just happens week to week and dayto day like at least at least I’m able to be there and like I can cut out at any point during the day if my kids have an event at school or or they have an event where I can go be on a field trip like I can do all those things and I guess the biggest thing is getting out of that W2 mentality right and that’s why I probably I have to remind my wife that yeah things are sometimes I got to work longer hours but I get to control my own destiny now I got to set my own schedule and at the end of the day I can pick the things I want to be there for and and constantly balance it right yeah and I think that’s you know it’s I’m picturing my brain the Jesse isler’s big calendar have you seen that I don’t know if you know who Jesse Isler is but yeah he’s got that huge calendar right and I picture you have one over there h oh yeah my wife just ordered it for me there it is I love it so I picture just kind of and I I’ve been thinking about getting one for the last couple years but just having that up there and and already pinning down the most important times and never letting anything control those right never letting anything get get involved in those and that was one of those things it was hard for me at the beginning when I was asking some of these questions a few years ago and they were like well no you got to put put that family time in the the calendar and I was like my family’s not a spot on the calendar my family’s my family and they were like no like you’re you’re not you’re not putting them on you’re not fitting them into your calendar you’re protecting that time from being able to be touched by anybody else nobody else can book on that time of the calendar because you have that time set apart and and I think the way you said that is is super valuable and going you know what I like I there are things we’re going to have to do there’s going to be deals that we have to just fly up to go see or there’s going to be phone calls that we just have to make that might be in the middle of something or whatever you know like I I brought my family out to ADP ion so one of the education company that I that I helped run in we had our conference in Denver so I drove like the whole family came out they got to spend time with me we spent a couple days early like doing stuff but when the conference was on the conference was on so like they got to go see a new state go see new things go climb some Mountains go have some fun but you know so it was super important for me to bring them along on the travel but when it was game on it was game on and it was time to stay focused and you know they they went off and did their own thing so you know preserving that time and having that open relationship to or that open Communication in your relationship is super important how do you and and Annie kind of have that that communication and knowing like how does she does she have any issues with what you consider important versus what you think is important and like how do you guys kind of decide how to interact with each other on on the importance of the involvement in certain things with the family and the kids yeah it’s a constant thing we’re still working on every day literally because it’s her priorities could be different than mine and and she sees the world through a different lens than her mind right she’s been she’s an elementary education major and and taught but we quickly realized that especially as we started having a family that it was not economical for her to be teaching she should be helping out the kids right and that’s what she’s passionate about anyway so so we’ve kind of but she doesn’t she doesn’t kind of live in my world where she doesn’t have like literally it’s funny I was just just like 3 hours ago at lond thinking like just how she thinks and she’s like wants to she’s like I want to make the house a home like we got this our dream home and I’m like yeah we got our dream home so we need to like go make more money right and like we we pushed ourselves to get this home right but she’s like no I got to make it a home I want to do that for the kids and it’s like it’s a just a different world that like she doesn’t have the same mindset that I have when we I think when we spend money I’m just thinking like I want to go make money and then it’s a tug of war like we make some money then we can reinvest it and save some and build right that’s how I kind of compartmentalize and do it versus she doesn’t live in that world so but also she brings a good perspective of like hey Casey it’s not because if it was up to me I would spend nothing and I would save everything and I would reinvest everything and I do like to travel so I do like to spend money on like travel and food and whatnot but I would live in like a Bare Bones house and and I would be live very simple right and then but she helps think about hey enjoy the now right so yeah so it’s a constant balance between what we’re going to do and and and and getting our inputs right and then and the other thing I would say is just planning right like going into the week and planning what is going to be our priorities this week where are we going to spend our time what do we have to do where do we have to be for the kids where do I need to show up for her and the kids and planning that out and we’re still getting the habit of it like I would think just yeah with four kids life is chaotic right but I think that’s been the biggest solution is once a week we try to do it on Sunday nights like plan it out and then stick to the plan because if you don’t man life is just going to take life’s going to take over and you’re just going to go with it so if you don’t take some time to plan it’s going to it’s going to take over yeah for sure has that been something that you guys have always kind of done like you know even before kids I mean you guys were married for like a year before you started having kids so I mean there’s not a whole lot of Runway time before before baby start coming but is that something you guys kind of discussed while you were dating and how how you’ve you guys worked out that that ability to plan and communicate about that about the future yeah we definitely something we’ve we’ve learned over the last couple years honestly it’s been reading she likes listening to the podcast I like reading and different books and yeah and just good mentors just being like hey if you don’t plan like that’s and I still am still working on that right like I’m trying to I I’ve just inherently like I’ve always just been a doer and I’ve read enough books and to where like just doing to stay busy and a lot of people too sometimes like just staying busy on something that doesn’t push you that was a great thing I even heard again last weekend from pace morie and he’s like if you’re he’s like me not doing like me just going and being busy is sometimes being lazy and not being like hey what actually is the hardest thing that only I can do that’s going to move the needle the farthest and that’s how you stretch yourself cuz it’s really easy and this is like next level like right like some entrepreneur some people I find are just scared to be entrepreneurs because they don’t even know what to do with their time and they’ll just be like oh crap I’m no one’s telling me what to do what do I do right like the next level is like I I know I’ve got a 100 stuff to do and I can just start doing and I’ll go and I’ll hustle and do it but am I intentionally doing what only I can do can I be delegating things like books like Dan Martell’s book right buy back your time incredible books right and they’re just teaching you like you got to figure out what’s your best at right and then you got to delegate the rest and you got to really critically think about what can where should I spend my time because it’s super easy to just go make yourself busy yeah yeah I sadly I when I was in the military I was very good because the the you know the job that I was in when I separated like it was a it was step by step I was doing investigations and Counter Intelligence and that type of stuff so like I already had kind of a map of what things were going to look like as I built it out so I didn’t really need to worry about like figuring all like no like this is just the next step this is what I do like this person’s name was mentioned in an interview so I need to go me talk to that person and it was just like super easy and some of in some cases obviously and others there was a little bit more involved but when I became an entrepreneur it was like nobody like there’s no there’s no book on this there’s no you know setup like you just have to go figure out what to do and I catch myself especially if I’m in a transition period where you know maybe maybe I’m I just sold a property so I’m not focused on that or I step away from a leadership position in the company so some and and somebody else takes over and it’s like okay well now now I’m sitting here trying to figure out what is it that I should actually be doing I got to re rejigger my whole brain again and try to set up okay what what are the things only I can do what are the things that’re going to move the needle on making them making money and and growing this company and growing this family and man oh man it can be exhausting because it’s such a it’s such a different mindset you have to be in you know how how have you kind of you know you said you’re still kind of working on it but how do you think through what are the things that only you can do because I can I can make myself super busy I mean I’m I’m you know always opening up an email to look at something to then maybe think about analyzing a deal or to do or to make a like whatever it is how are how are you kind of narrowing down or what is your thought process thus far to narrow down what are the things that only you can do and I’d say one of them since this is a dad podcast is only you can be the dad and only you can are are the one you know as as the coach of the team going and doing those things so so how do you how do you say what only can you do as a dad and then what can only you do as a business operator absolutely well the the quick answer if somebody like really wants to get the SOP for it I’m going to go back to Dan Martell’s book buy your back of your time right so I L I read that last December and I was actually mad at myself that I read it on the drive back from Wyoming driving back to Houston it was like literally December 30th and the 31st right and it was like man I should have read this cuz he talks a lot about planning out your year so but I read it and I implemented several things which I’m going to get into but guys the next level is I’m going to read it again this December early December so I can go back and still Implement a lot of these like fundamental things so one is just having an executive assistant looking at my emails every day and that one was hard cuz the easiest thing I find you just hit on it Adam is like it’s so easy to just get in start replying right but now she filters my inbox and I’m still very tempted every time I open that thing to not start poking around right but at least she filters it to where I’m only answering what I can answer right and then just finding other the other cool exercises you just go through like all the things that you you do in a day and you figure out okay what is the cost and honestly I still this is something I haven’t formally done right I just try to think of it as I’m planning out and what I need to do and what I want to do and I I plan it out on like a daily thing but ultimately you got to go through an exercise of writing everything you do down and then figuring out what does that cost and then you go look at your the total revenue that you’re generating maybe over the last 12 months as a company and then like what are you taking home at the end of the day how much value are you creating if it’s 500,000 you divide that by the total amount of hours in a year and that’s how much you’re worth per hour and what Dan Martell says is I think he says divide that by four so if you’re worth 250 bucks an hour divide that by four and you should not that would be 40 bucks you should not be doing anything that you could pay somebody 40 bucks an hour for right and some people might say half of that like if you’re really trying to be at a high level you probably shouldn’t do anything that’s half the cost of that right so those are like how I you can like systematically like weed out things that that you shouldn’t be doing because be like hey well could I pay a VA to do that could I pay a CPA to do that could I actually go pay an attorney to do that something and that’s what I’m finding honestly more and more so I’m like man I could hustle and do that and save money and and that’s hard man it’s hard especially as you’re an entrepreneur and you’re hustling and trying to like build something like you just do it all yourself so to try to transition now to delegating I think the key is and what has worked for me is like you’ve got to hustle and do it yourself to start you got to build the cash you got to build the assets you got to build a credibility and by doing it all you learn it all and it’s really that’s what’s helped me run an integrated company right is I I sat in all these seats I did all these things now right but now that I’ve become more profitable and I just look at it this way too like if I go close more deals that allows me to hire more people and start to delegate that off right and that’s how you continue to level up and do more and more so you know you’ve got you know four kiddos that are watching you there are four four boys that are watching you on what it means to be a man and lead a family and all of the stuff so as you’re kind of balancing all of this what sort of introductions have you given your kids already into you like the business world into management into understanding obviously you know your kids are still young but they’re still they they catch a lot of what we’re doing and they see a lot of how we talk and how we move things and all the stuff so what kind of involvement have you had in bringing your kids into the business and seeing what you do yeah it’s cool and they just it’s funny like you say they just ask little questions every once in a while it’s cool and I need to do it more often to get to like test their understanding and see what they are picking up but like one easy one is and this is hilarious story too my son I’m like hey I showed him some like reals of people like their kids calling being cold calling on Instagram so literally my 11-year-old I’ve had him actually do cold calling before where he call sellers I’m like hey here’s how you do it and he loves it so it’s really funny cuz like I recorded him doing it one day like literally in my office I just he was calling on he was calling through our CRM and I just recorded it I held up my phone and I recorded it and I put it on Instagram and it’s funny because the lady just like like just rips him right and it’s hilarious and it’s a fast reel this reel has like 8.7 million views it went completely viral it was incredible right so that got him hooked to where he’s like all I want to call more people cuz he was always like I want to get my first yes cuz he was just constantly people saying no why was this kid calling me but so he was kind of getting that little introduction into persistence and then then I think too just like they just go by the projects like I mean my wife still hates it but like anytime we go up to Wyoming or Montana like we constantly check on properties right we go see how things are going he gets to see like the kids get to see what’s going on and and I know we Pro I probably haven’t really pushed him too much on like understanding it but but they’re getting to see that and then I think just financially right like getting them to save their money okay here’s probably the best one that I could share is my he’s my my oldest one when he turned nine I actually like I was told like I was done for my dad I bought him a house and I basically said hey and I bought it on creative financing with no money down right I actually I bought it the seller I was able to go get a loan and then I got the seller to carry back the 25% down payment so I got into this house with no money down I’m like okay this house I it’s on like a 25 or I think it’s a 25 year loan so and it cash flows every month and then what I did is on his ninth birthday I gave him the house and I took pictures of it and every time we go up to larmy he gets to go see it and the goal is by the time he gets to college this thing should be pretty close to being paid off and it’ll also have some cash flow from it but actually we’re using the cash flow to snowball it and pay down the private money part of it right or sorry the seller carryback is let’s call it 200,000 so we’re going to try to pay down that as much as we can and then when he gets to college he can have that house he could go live in it he could do a refinance cash out and pull out some money and go reinvest it or do whatever he needs to do but that was like the first asset and I want to do that for all four boys yeah that’s that’s something that I’ve been talking about doing is is buying each of the kids a a house and showing them kind of what what it means to invest and what it means to you know have have an asset and what it what it does for you I mean we’ve got the the kids Cash Flow game too and I need a reintroduce them back to that cuz that was that’s that was fun just to kind of watch them play it I mean my son just about kicked my butt in his first time of playing Monopoly too I was like he’s just got this interest in it so I’m I’ve been trying to find the balance of forcing it down like it’s education or just you know talking about it Loosely to where they’re just kind of catching it and it’s been sometimes they’re just like Dad can I just put my headphones on like I don’t I don’t really want we talk about this right now I don’t really care about the dollar productive activity I really appreciate that but right now I just want to focus on you know I like okay yes that’s right you’re nine you’re nine my fault my fault you know like and especially the 5-year-old he’s like yeah whatever dead but the the lessons I think they’ll learn the lessons your kids are going to learn over the next you know 15 years watching that house and seeing what the cash flow is and maybe even going and living in it and understanding what the like that’s like you can’t get that back you know is that something that you just inherently knew that you wanted to do I mean you mentioned your dad obviously you and your dad doing that in college was that where you really got the idea starting like at 9 instead of starting at you know 20 or was it was it something else that kind of sparked that thought process yeah I mean my idea was it was like you started early enough to where the house is paid off and that’s the beauty of real estate and a lot of people I mean the people who think bigger picture that’s such a no-brainer just go buy a house and put it on a 30-y year or 15 year your amortization let it pay off and people say this a lot of times I had another guy bring it up to me last weekend he’s like Casey what do you think about this idea what if I just bought a rental every year for 15 years and then and then put them all on 15year amortizations and then after that 15 year every year I’d have a new house that was paid off I could go refinance it if I wanted to and then go buy another one and i’ every my whole world my whole life would be financed right if I just did that for 15 years and paid them all off and I’m like you’re exactly right and that’s why the real estate game is so powerful right so my I had the same idea with my kids early on with like hey if we buy this early enough and could have it paid off by the time they get to College my thought was then when they get to College they can as I was mentioning earlier they could they could sell it and go reinvest it but my encouragement would be keep the asset go now refinance pull out that cash and now you’ve got now you’ve got a neste to go reinvest and then if they but if I’ve been teaching the whole way I mean as opposed to like let’s use Trp is an example right Trp like they say that hey he was given everything he was given hundreds of billions of dollars to like get off the ground and invest right and granted he’s done incredible things with it but I want to at least give them I don’t want to give them let’s say doing the math on that house I bought it for 500,000 let’s say that in once it gets to once he gets up there he can refinance and pull out say we’ll call it 125 Grand right if he could pull out sorry he’d be able to pull out sorry 75% of that let’s say let’s say he could pull out 300,000 that he could have right like I don’t want to just go hand him a $300,000 check when then but what I want to do is show him how to manage that and how to like learn the process and then show him the power of it and then he’s got 300K to go reinvest and maybe he doesn’t want to go to college right like I have no IDE like the way the world’s changing like if he doesn’t want to go to college and he just wants to use that as his little seed money to go out and do more deals or whatever he wants to do like I want to give him that opportunity yeah for sure yeah I I I love that I I mean I think that it’s a a wise way to go I think I remember hearing Brandon Turner talk about that years ago with his with his first kid like wanting to buy his first kid a property and then you know and that was like man that’s such a good idea like I think that was even before I even had kids or maybe we maybe we had our first kid already but it was like man oh man I really should do that and here I sit none of my kids have a property yet so way to go Dad way to go I’m not not really do not really doing what I said I was going to do on that one but they got 10 years get to College yeah yeah I got I got some time it goes quick though it’s it does go quick so I want to ask you that’s the other thing is the college savings I totally forgot like my thought was like everybody’s like I got to save for college save for college like and they’re stressed about it like I don’t want to have another like my wife sometimes is like we talked about having another one she’s like that’s a and her her friends will say well that’s that’s another College you got to pay for it’s like whoa not if you’re a real estate investor and you think longterm I’ll go find because this is what I do every day I’ll go find a property for him with no money down and I’ll get this thing paid off in 18 years and by the time they do it there you go that 300,000 I just talked about that and granted inflation should continue to carry that up that should be enough to get him through college and I didn’t have to save a bunch of money out of my W2 every week right it’s saving it back like literally we bought an asset that potentially cash flows and it’s going to be paid off and there we go now we’re set for college exactly so you save for college by getting cash flow right what a deal what a deal you know yeah so you you talked about buying that property you know seller finance and carry back and you you talked about doing all the cold calls and everything how did you kind of set up your direct to seller system that you have going on I mean you you men P more so I’m assing you followed some of what he does but kind of walk me through what that looks like that direct seller side for you yeah I mean it so originally I was just like a Buy and Hold guy right and I was trying to always buy stuff fix it up and then refinance and repeat like the birth strategy is always been my favorite right and still a great one to this day but what I did what I found was it was back to my story when I was in Dallas Fort Worth we were we were doing the birth strategy right and we were working with all these wholesalers like well first off how do you find the deals right back in 2018 2019 you could just find some on the market I mean in Dallas Fort Worth you were trying to we were trying to buy them from wholesalers right but what I was doing is I was finding that I was my nbers were way better up in Wyoming and I was just having more success but there were no wholesalers so I’m like like well here we go why don’t I become a wholesaler why don’t I figure out how to go direct to seller so the first thing I did is I joined this it was the first Mastermind I ever did it was called REI game changers it was with that Allen guy that was talking about on Boxer and his partner James they’re at a Midland Texas of all of all places and the funny thing is I actually gave a presentation in Midland on the birth strategy back in like 2015 was one of the first times I ever did a group presentation and I just was talking about how we did the birth strategy and James and Allen were there that night and they were like man you’re this is exactly how you should be doing it and they’re like hey we’re thinking about we’re starting our own wholesaling company and we’re excited and James is going to do the marketing Allan’s going to be the closer and and they just started right so then four years later or whatever I called them up I’m like hey guys I want to do some direct to seller marketing like do you guys mind I don’t know what CRM to use like where should I start for Direct Mail they’re like Casey we actually have a program for this and initially I’m like oh all right here we go going to get sold on a program but I skeptical right but anyway I mean once I looked into it I invested like 11,000 bucks to into this program for like 6 months and it took not even one deal to pay for that it took like literally one direct mail campaign where I probably made at least 50 to 60 Grand on the Wholesales and fix and flips I found so like then it was on right then I learned the process and that was kind of my first Mastermind that’s that’s like basically compounded like from there I jped into Collective genius which is a really high level one now I’m in and then I also joined Pace Mor’s community on Creative Finance cuz I I’ve always been doing a lot of creative deals and now it’s one of my favorite things ever to do because I love closing I love thinking on my feet so that’s one of my favorite kind of things to do or favorite ways to negotiate so I jped into that one and then I joined go abundance and a couple other groups But ultimately like doing that first step in building out that in my company and then you just get better and better right like and some people are like really good at wholesaling what and I’ve had to have this kind of realization that like some people all they do is they just get really good at like they know their kpis of like if I send out this many pieces of mail and I get this response rate I get this many leads this many appointments they track it everything down to the team and we we do that as well but what I found is I’m also running a Fix and Flip company and I’m also running property management and I’m also raising money for big multif family projects right so getting pulled different directions so like our direct seller company I think is great we close plenty of deals for ourselves but I guess my point is like there’s a whole another level of like just getting really good at direct a seller and and we’re always continue to strive to get better in that and I guess that’s what the reason I brought that up is I keep I’ve been in these masterminds for years because you if you want to go direct to seller there’s so much you can do and it could be so overwhelming but but I found is over the years we’re just constantly like refining and getting better at each thing right like right now we’re getting really good at like I know exactly what my cost per lead is on every single marketing channel and I could do that over 3 months or six months or whatever I need right but I didn’t have that initially and and not everybody’s going to have it right if you you’re going to track and be from the start is I’ve always been about just go create action go do it and then refine it later yeah I think that the you know there’s no substitution for actual action like jping in and doing something so you know if you wait for all your systems and all the timing and everything to be perfect you’re never going to actually execute you’re never going to do it there’s no substitution for execution at all so I love that and I also you know I also appreciate that you you said hey I spent $111,000 on this program which some people listening might think that’s nuts some people around are like I’m never going to pay a guru to do all and it’s like you you don’t understand what’s you’re giving up like you when you pay money into a program a you’re more likely to execute on that program because there’s a little bit of tie involved right you know you’re like I’m not going to say that I wasted that money and B like what like yeah you could probably go and learn all the stuff yourself do YouTube University go figure it all out but you’re you’re getting yourself around like minding people who are driving to do the same thing which is one of the same reasons I you know do this podcast and I have a bis dad Community is so that you can be around like-minded men who are trying to be better dads and business own owners right so like you you pay into something like that you do something like that you’re around those people and it makes a huge difference and again one deal you easily get that 11,000 back so I I think people short Change I don’t think anybody that that I’ve had interviewed on here because a lot of folks are in go abundance but you know people short change the paying for for those types of communities and those types of masterminds like it is a massive game changer Cher when you U when you actually execute on it and you spend that money and put it to work so I love it when it comes to when it comes to the kids like I I I can’t help but sit there and think you’ve got four kids you’ve got a wife that’s running around doing your thing you’re running the business stuff like how I how how do you look at what the future is going to be with them and your business how do you like kind of I hate the word balance but kind of balance mentally again through this growth phase we’ve hit a little bit on it before but really through this growth phase bringing in the kids you know exposing them to as much as possible keeping keeping a solid relationship with your wife there’s and you know you have a podcast the fund the all the stuff like how do you still ensure that you have a solid relationship with your wife and a solid relationship with your kids so that no matter what because one of my biggest fears is that my kids find somebody else to talk to about a problem other than me you know like I mean there are going to be times where they’re going to I I totally get that but I want me or my wife to be the first person that my kids think about when it comes to a problem so how do you create that relationship with them and keep that relationship study with your wife to make sure that no matter what you’re always a a pivotal you know Cornerstone in their life man yeah a couple things I’ll go back it’s still sitting behind ear so one is the the big ass calendar right put it on there plan it out like I said I I planned out my year last year and and I didn’t I can’t see it though I literally again I keep today we just had the conversation CU this calendar came in and I’m like I’m like Annie I got to see this thing like in my office and she likes it’s all the office has got to it’s like the focal no it’s not the FOC in the house but there’s this big window everybody can see it like like she’s like they can’t see your big ass poster in our window Casey I’m sorry but what we what we compromised on is I going to have a whiteboard that rolls in that I like to teach on so I’m going to put it on that that way I could see it so a just visualizing it building it out and visualizing it and that’s a big part of the calendar so the big ass calendar is separate from bandar Dan Martell’s book where he plans out your year and that’s really fundamentally how I plan to ensure it is like I’m going to you’re going to build that in and you build out the family stuff first like what is the one thing like what are the things you want to do this year as a family and what is things you want to do as a professional and you put them all on there you build that out so I think it’s a putting it out making it Visual and following it and then my other pieces I think just continue to it’s and I talk to my wife about it all the time but it’s like I got I know I’m building but the more I build the more I can buy back I keep saying buy back my time but I literally can buy back my time right if and I can hire more people to do things and then I can as you said like I use my calendar to put in more family time stuff So eventually I don’t I shouldn’t have to be still working 60 hours a week to make this thing plug along I can work a little bit less hire more people and then I can carve out more time for her more time for the kids more time to do other things and just build it into my schedule right but to me it’s like I’ve got to continue to produce in my business to grow to where I want and be able to hire ultimately hire the people I want and it just again it goes back to that thing I said earlier like I’ve got to always be challenging my time right I could spend all day answering emails and doing the little tedious tasks doing underwriting that I like to do looking at nbers right but or could I have an analysts do that what can I do like my biggest superpower is being on the phone negotiating deals right and helping close like and working with Sellers and like and I what I’ve done is like I could also do that all day right I get thrown Le from like I’m so I lead a weekly zoom in Pace Mor’s Community called problems to profits right and these people bring me leads and Deals right and I’m also part of another challenge through that Community where they’re bringing all me these all these leads but but I’ve just learned now that like guys I can’t talk to every lead that you haven’t vetted and filtered for me and I make sure my team does that like I’m there to go help solve the problem when there’s somebody who needs a problem solve but don’t bring me an agent who’s just trying to sell a house and just wants to hear an offer like that’s not my highest and best use so anyway just know that like me being on the call so either either talking to sellers or talking to potential lenders and investors who can help grow my company like that’s that’s probably my favorite thing to do honestly and that’s why I love talking on podcasts and and doing my podcast and then working with again like other partners because it’s cool to like share what you’re doing and and understand their goals like my I haven’t even said this yet but my my like Mount Everest my Big Goal like big like three to 5 year goal is to help 100 families achieve their passive income goal but to do that like I got to understand like what are their goals get on a call with them and often those people they might invest in my fund they might invest as a private money lender they might just buy a property on one of our TurnKey deals or maybe I just turn them on to help them go buy from somebody else or whatever it is right but I want to I want to help them do that and I’m just realizing if I if I could just and it it wears you out right it could be a long day of just being on calls and talking to people but but that’s my highest and best use and if I can spend 6 hours a day like ultimately just throwing this arbitrary nber six I spend six hours a day just doing high value conversations and then delegate the rest then I can have the rest of the day being with my family doing the important stuff yeah yeah I I mean I started homeschooling we’re on our second year at homeschool so I’m I’m super involved and I catch myself and it’s a constant calculation of my brain because I catch myself going hey I really want to spend more time and doing all these things and you know helping with this or doing that and then I I’ll I’ll spend two the wrong term maybe but too much time doing the kids stuff that I don’t do some of the business stuff and then the kids get used to having Dad do more of that stuff and then when it’s time to really focus in on the business stuff I feel like I’m neglecting them on the kids stuff and it’s like this this constant tug of-war in my brain because obviously I have to do business stuff to be able to bring Revenue into the family but I also want to stay you know doing all this stuff with a as a dad and it’s like man oh man cuz like Dad stuff’s not replaceable like but yet neither is some of the stuff that I do on the business side that’s the whole purpose is like ah it’s like such a you know and I don’t think there’s necessarily a right answer to it it’s kind of whatever whatever we could do as dads and as families and you know talking to our to our wives and saying hey what is it that you feel you’re you know you’re missing from me you know because there’s there’s going to be somewhere where we’re missing you know in one way shape or form so you know I I I was chatting with somebody recently about preparing to get married and I was you know like the biggest thing I kept Harper on over and over and over again was communication communication communication you know like I want to communicate with my kids constantly communicate with my wife constantly so that no matter what is going on like there’s going to be a season where you know you’re you’re not really going to see me like I’m going to put the shades up on the window and I’m going to just be working my butt off in in here because that’s the way it’s going to be but because that’s the way it needs to be in that season U but if you don’t communicate it then like just you know the family’s going to feel like they’re just used and abused and ignored you know and it’s I don’t I don’t want that to happen but yeah but yeah no go ahead I was just going to say a mentor of Mind smarized it like CU we we were asking the same question right and he’s older like he’s he’s built up this Mastermind and he’s like you guys he guys he tells us he’s like us like 30 to 40 or say there’s some like I would say we were the 20 to 40 year olds in the room he’s like you guys there is no such thing as balance at your the point in your lives even though you have kids like they’re just it it do there isn’t it’s a constant teeter totter it’s going to swing right you just you get it with time and it’s just the nature of the beast but if you can Thrive and do your best on that teeter totter that’s that’s really all you can do right but expecting you’re going to have perfect balance is not realistic yeah and I think the word balance is a misnomer to begin with like there’s no like there’s no such thing as a balance in that front you know and I I don’t remember who it was I was talking to on the podcast but he was talking about how balance is more of like a seasonal balance than a daily balance like there’s no like you’re not going to get you know8 hours of family time 8 hours of work time 8 hours of sleep done like it’s just not that’s not life like that’s not that’s not how it’s going to work but you’re going to go through Seasons again where it’s you get to just spend a ton of time with the kids because of the way you set your business up but do you set that business up in that way because the previous season was a lot of work and you were heads down and you were working your butt off you know but again if you if you’re prioritizing those certain things you know there’s there’s some things I just don’t want to give up you know I don’t want to give up if I have to go on a business trip I don’t want to give up bringing my kids I want to be able to bring them on every trip that I can there are some trips I can’t and I get that you know like that trip I was just talking about out to Denver is my my little my 5-year-old son was like man I don’t know why we came like we didn’t get to see you at all and then I went through this list of things that we did the first couple days and I was like and not to mention they drove with me out to Denver we did a road trip to Denver from Florida and I was like Hey here we like we get to spend all these days on the road talking doing all the stuff and then he was like oh my goodness we did get to have a lot of fun and I’m like yeah your 5-year-old brain only remembers me being gone and you know doing all the stuff but man like it it it’s so important to use the time that you can with your family use the time that you can with your spouse you’re not going to get it back so use everything you can for it but Casey I know you you got to get ready to run so you know before before we let you go is there anything that you wanted to definitely get across that we haven’t yet and then also you well I’ll leave it there first for that anything that you you wanted to chat about that we haven’t yet family business related man it’s it’s been good perspective I like talking about it too because it’s it’s a constant challenge for me and it’s it’s a yeah it’s an evergoing thing you’re you’re working on daily right so it even gets me perspective thinking about when I go pick up the kids here in about an hour from school and just enjoying that time with them so yeah I don’t know it’s it’s one I think about I’ll just say that again I think about it daily how do I continue to balance it and and figure out what is most important because it’s it’s not easy and and if somebody is thinking about being an entrepreneur and going and doing it it’s it could be so it it’s a double-edged sword but in a good way right like you’re going to there’s going to be times where you like you can’t just shut down like a W2 job like some job if you’re W2 you had the luxury at the end of the day you could go home and what if you didn’t get it done then that’s that’s what it is what it is like but when you’re an entrepreneur and you got to close deals it’s impacting your bottom line and sometimes you got to hustle right but on the other side of that is you get to dictate your schedule and and and you get to have the luxury of of doing what you want to do and being there for the important stuff so I it’s I wouldn’t trade it for for a minute what I have now and and I’m just so thankful that I hustled and and I guess that’s maybe what I’ll kind of wrap up with is like I teased it earlier is helping 100 people achieve their passive income goal is I man I went through it like I were as I mentioned earlier I was in oil and gas where they’re constantly laying people off and and so my goal now is like I want to help because here was the thing is when we were going through all those layoffs I’ll never forget I had a conversation with my boss right he had like given everything to Shell and he was so loyal and he was so well thought of and everybody was like his name was Oscar and like he was a great mentor great High performer for Shell right but this guy is stressed and he’s like Casey I have one rental property and if I get laid off in this big layoff like I don’t know what I’m going to do like yeah like and if there’s no one hiring in oil and gas like what am I going to do and he stressed and there were so many people like him and then it hit me at that time I’m like and at times I felt guilty that I wasn’t like giving it my all to this W2 but like this W2 isn’t going to care when it comes to when the when they got to meet stockholder returns and they got to lay people off and cut jobs right so what I just that’s why it’s been so powerful and such an important goal of mine is to help more people and so I I really focus on oil and gas people because a I can relate to them I know kind of like it just I sat in their shoes right so but I also that could be any industry and so that’s my goal is like anybody wherever they’re at and it’s typically people who are doing well as a W2 earner or they could just be a small business owner that don’t have exposure to real estate and want to want to get and like the attractive part of passive real estate investing so my goal is to help those people achieve their passive income goal and that’s different for everybody right it doesn’t like I I didn’t I was thinking about attaching a nber to this but I and I still might but my goal is I want to I want to have a conversation with people so if anybody’s interested I’ll I’ll definitely share my social media and how to get a hold of me but if you’re interested in like figuring out your passive income goal that’s where I want to help you people because I I just saw all those people and I didn’t have to have that stress so back to that story of my my job my boss who was this High performer I didn’t have that stress because i’ had been hustling and built out all these passive Investments and I had this nice offramp so my goal is to give other people that same offramp very good I love it and that and that the D the basically the kids on my team their dads into my fund than any other source so I bring that up because that’s what I try to do with my social media is just be like hey this is me this what
